无抵押房产的重要性提示
最近我的房开告诉了我关于房产开发商无抵押贷款的重要性,与大家分享一下,希望大家可以提醒后来的购房者。
无抵押无贷款,购房无后顾之忧
所有房产土地都是自有资金开发,没有在任何银行抵押贷款,所以购房客户才能够得到最好的保障,因为:
1. 所有项目都是自有资金建设,就无需等待银行批出贷款或者客户的房款才开始兴建,按期完工有保证。
2. 不会出现“烂尾楼”问题。因为如果靠银行贷款建房的话,万一银行不放款或者要优先收取发展商的大部分售房款作为还贷,就容易令发展商发生建房资金短缺的问题。
3. 缩短办理地契过户的时间,无需等待银行的批准。因为如果发展商有抵押贷款,就必须在还清所有贷款后才能办理地契过户手续。
4. 客户购房后办理地契过户的手续不会有经济纠纷问题
5. 不会因为税费未缴清的问题而影响地契过户手续的办理。因为如果发展商有贷款就会影响缴税,不容易取得税务局的税费缴清凭证,不能办理地契过户手续。

Our company’s Land is free from any Bank Loans, and all projects we do are self financed.
This is very important for the client. The reasons are:
1. We built our projects with our money and don’t wait for the bank to approve a loan for construction or wait for the client’s money to start construction
2. All properties are free from any economical risks ( for example, a bank has the right to stop giving money for construction during a loan to a developer, so the developer can not finish construction). When there is a loan on the construction of the project, the bank wants to get most of the money of the sales of the properties, so, there is a risk the developer not to have enough money to finish the construction
3. Title deeds are issued quickly as we don’t need to wait for the bank to approve the procedure.When there is a loan on the land , the bank can stop the transferring of the title deeds until the bank gets its money first.
4. Client can transfer their title deeds on their names without any financial problem of the Developer
5. When the Developer has loans, there is a risk not to get easily tax clearance paper from Tax Office, so he has no right to transfer title deeds to clients
